The master commissioner does not give legal advice regarding the purchase process or any property offered for sale. All legal questions should be directed to an attorney of your choosing.

Successful bidders must pay at least 10% down on the property purchased at the time of auction.

Payment may be made by cash, check or money order, with checks being preferred.

If requested at the sale by the master commissioner, you must provide an adequate form of identification for photocopying.

Parties who have obtained a judgment in the case may receive credit on their bid up to the amount of the judgment.

If properties are not paid for in full on the date of sale, a surety bond is required for any remaining balance. Any person/entity signing as a surety must be present at the sale.

Title to the property is not warranted by the court, the master commissioner, or any party to the action under which the property is sold.

The condition of the property is not warranted or represented to be of any quality by the court, the master commissioner, or any party to the action under which the property is sold.

Deeds to properties cannot be delivered until the sale is confirmed by the court ordering the sale and the purchase price has been paid in full.
